Exterior painting in the Holy Land: façade restoration on the Vaud side of Lake Geneva, historic Coppet and the villages of La Côte
Azzo Peinture regularly carries out exterior work in the Holy Land — refurbishment of façades, timberwork, ironwork, gates, eaves, pergolas and building envelope elements. Two skilled plasterers and painters, both holders of a CFC qualification, with over 25 years’ experience each. A luxury villa on Lake Geneva in Mies or Tannay, a heritage-listed building in the village of Coppet and a detached house in Bogis-Bossey cannot be refurbished using the same products or the same logistics.
The Holy Land features three very different types of façades within a few kilometres
The Vaud side of Lake Geneva at Mies, Tannay, Founex and Commugny is home to a concentration of prestigious villas subject to the constraints of lakeside living — sea spray, damp and reflected sunlight. The medieval village of Coppet features a mix of historic buildings dating from the 15th to the 19th centuries, alongside specific heritage requirements. The more secluded villages — Bogis-Bossey, Chavannes-des-Bois, Crans-près-Céligny and Céligny (a Geneva enclave in the canton of Vaud) — offer a varied residential fabric at the heart of the La Côte vineyards. Three distinct styles of façades, three distinct technical strategies.
Mies, Tannay, Founex, Commugny: façades of villas on the Vaud side of Lake Geneva
On the Vaud side of Lake Geneva, between Mies and Commugny, these prestigious villas feature meticulously designed façades that stand up to a particularly challenging environment. Intense sunlight in summer, amplified by the reflection off the water; constant ambient humidity; sea spray when there is a strong westerly wind; and marked temperature contrasts between the seasons. These conditions demand rigorous technical decisions right from the preparation of the substrates, as well as a standard of finish that matches the property’s value.
Our approach to these lakeside façades:
- High UV-resistant and water-repellent paints : On south-facing façades overlooking the lake, reflected sunlight accelerates chalking and discolouration of standard coatings. We favour premium siloxane or mineral-based paints with high UV resistance and self-cleaning properties, capable of lasting ten to fifteen years in these conditions.
- Premium treatment for external timberwork : On villas around Lake Geneva, exposed wooden shutters, eaves, pergolas and cladding deserve the same care as the façade itself. Stripping, fungicide and insecticide treatment, specialist undercoats and high-resistance wood stains or microporous paints depending on the desired finish — every aspect is treated to the standard expected by the owners.
- Metalwork, gates and outdoor features : On these properties, gates, railings, terrace balustrades and metal pergolas require a complete treatment — sandblasting or stripping, anti-corrosion primer and a topcoat. Proximity to water accelerates the corrosion of metals that have not been properly treated; a regular maintenance programme significantly extends their lifespan.
- Coordination with the sailing season and summer activities : At lakeside properties in the canton of Vaud, access to the shore, private jetties and terraces are particularly in demand from May to September. We schedule exterior cladding works for the early season (March–May) or late season (September–November) so as not to disrupt summer activities and to take advantage of ideal weather conditions for application.
Historic Coppet: restoration of façades and heritage building envelopes in the medieval town centre
Around Coppet Castle and along the Grand-Rue, the medieval market town boasts a rare collection of heritage buildings — façades dating from the 15th to the 19th centuries, with original lime render, period woodwork and period ironwork. Restoration work in this setting cannot be improvised: these are technically demanding projects in which respect for the character of the buildings takes precedence over mere repair.
Our approach to this historic building:
- Preliminary assessment of the original render : On the historic façades of Coppet, the render may consist of traditional lime plaster, exterior gypsum plaster or later 20th-century cement-based additions. Each case requires a different approach — spot repairs, complete removal, or the reapplication of a compatible render. During a technical inspection, we identify what needs to be preserved, repaired or reworked.
- Lime plasters and breathable mineral paints : On these historic façades, only lime plasters and silicate-based mineral paints allow the walls to breathe. Modern acrylic paints seal the surfaces and trap moisture — eventually causing blistering, staining and peeling. We systematically use products that are compatible with Vaud’s heritage buildings.
- Coordination with the cantonal heritage authorities : Listed buildings in the village of Coppet often require prior approval from the heritage authorities of the Canton of Vaud before any significant façade restoration work can be carried out. We assist owners with these procedures — preparing the technical dossier, providing a detailed description of the planned works, and ensuring compliance with colour requirements.
- Scaffolding in narrow alleyways : In the medieval town centre, access to the narrow streets requires careful planning of the scaffolding – partial closure of the road, management of pedestrian traffic, and coordination with local businesses. We handle the application for use of public land with the municipality of Coppet and adapt the construction schedule to the constraints of the village.
Bogis-Bossey, Chavannes-des-Bois, Crans-près-Céligny, Céligny: villages in La Côte, family homes and flats
At the foot of the Jura mountains, the more secluded villages of the Terre Sainte form a diverse residential landscape set within a well-preserved wine-growing environment — plots in the La Côte AOC vineyard, traditional hamlets, villas dating from the 1970s to the 2020s, and recent flat-sharing developments in gated communities. Céligny on the Geneva side (a Geneva enclave within the canton of Vaud) shares the same characteristics as its neighbouring villages in Vaud. The climate at the foot of the Jura, which is more continental than that on the lakeshore, imposes its own technical constraints.
Our approach to this residential development in Les Villages:
- Paints suitable for the climate in the Jura region : The marked temperature variations between hot summers and cold winters call for elastic coatings capable of absorbing movement in the substrate without cracking. We favour premium-quality siloxane paints or elastomeric coatings, depending on the nature of the building and its exposure.
- Renovation of residential blocks of flats : Block-of-flats built between the 1970s and 2000s in the villages of the Holy Land are reaching the end of their natural refurbishment cycles. We work regularly with property management companies in Vaud and Geneva — providing quotes suitable for presentation at general meetings, ‘before’ photographs, itemised cost breakdowns, and close coordination with the caretaker’s office and the committee throughout the works.
- Preventative maintenance of family homes : For detached houses built between 1990 and 2020, regular preventive maintenance every 5 to 8 years on exposed elements (woodwork, ironwork, shutters, gates) significantly extends the lifespan of the building envelope and avoids major refurbishments. This is a more cost-effective and sustainable approach than a complete refurbishment carried out at a later date.
- Respect for the village and wine-growing community : In these villages, criss-crossed by vineyards and farmland, a façade renovation project must blend discreetly into the landscape. The site must be kept tidy, scaffolding must be erected properly, and work must be carried out with due regard for immediate neighbours and access to the vineyard plots during the wine-growing season.
The fieldwork projects we regularly carry out in the Holy Land
Four types of development are commonly found in the area, reflecting the diversity of its built environment.
Complete façade refurbishment of a villa on Lake Geneva in Mies, Tannay or Founex
For a luxury lakeside villa (300 to 600 m² of façade with woodwork and ironwork): 4 to 8 weeks for the entire project, depending on the condition of the building and the associated works. Highly UV-resistant and water-repellent paints, premium treatment of timberwork and ironwork, and coordination with the boating season and with other trades if the overall project includes other works.
Restoration of a historic façade in the village of Coppet
For a heritage-listed façade in the village of Coppet (200 to 500 m² depending on the building): 5 to 9 weeks, depending on the condition of the substrate and heritage requirements. Preliminary assessment of the original render, careful removal or restoration, application of lime render and breathable mineral paints, coordination with the Vaud heritage authorities, and use of public space in the narrow alleyways.
Facade renovation of a block of flats in Bogis-Bossey, Chavannes-des-Bois or Commugny
For the façade of a residential block in Les Villages (600 to 2,000 m² depending on the height): 4 to 10 weeks for the entire project. Co-ordination with the appointed management company; a quotation format suitable for presentation at the general meeting of co-owners; a schedule tailored to residents’ needs; and works carried out with due regard for communal areas and vehicle access.
Preventative maintenance of family homes in wine-growing villages
For targeted preventive maintenance of a detached house (woodwork, shutters, gates, ironwork, eaves): 3 to 7 working days, depending on the areas to be treated. This is a more cost-effective option than a full façade refurbishment and is particularly recommended on a 5- to 8-year cycle to significantly extend the life of the building’s exterior. Quick quotation, with a schedule tailored to the owners’ timetable.
Why property owners, letting agents and owners’ associations in Terre Sainte choose us
Three specific differences that have a particularly significant impact on a sector where luxury villas on Lake Geneva, heritage properties and village homes coexist.
A threefold strength: lakeside setting, heritage buildings and village-style housing
Treating a façade exposed to sea spray in the morning in Mies, preparing a lime render in the village of Coppet in the afternoon, then carrying out work on a block of flats in Bogis-Bossey the following day: this is the reality for a tradesman working across the whole of the Terre Sainte region. This versatility requires mastery of three product ranges, three types of challenges and three different logistical arrangements. We maintain the same high standards across all three.
A craftsman based in Satigny, less than 30 minutes from the whole of the Holy Land
From our workshop in Satigny, the whole of the Holy Land can be reached in 20 to 30 minutes via the A1 motorway — Céligny in under 25 minutes, and Coppet, Mies, Founex or Bogis-Bossey in between 25 and 30 minutes, depending on traffic. Our response times therefore remain short despite having to cross cantonal borders, which is particularly important for façade projects that require multiple journeys during scaffolding erection and daily site checks.
A single point of contact from quotation to handover
When it comes to façade renovation work, which can take several weeks in the Holy Land, seeing different teams taking turns disrupts technical decision-making and undermines trust. At Azzo, either Aureliano or Harald oversees every external project from quotation to handover. This continuity of contact is just as important for a villa owner in Tannay as it is for a co-ownership committee in Bogis-Bossey or a property management company overseeing several buildings in the village of Coppet.
A façade renovation project in the Holy Land, step by step
Five clear steps, tailored to the nature of the project — whether a villa on Lake Geneva, a heritage building in Coppet or a village block of flats.
- Technical inspection and assessment of the building envelope : on-site visit to the Holy Land, assessment of the condition of the façades, woodwork, ironwork and external features, identification of the necessary repairs, precise measurements and assessment of access for scaffolding.
- Detailed estimate : preparation, scaffolding, repairs, undercoat, topcoat, treatment of woodwork and ironwork — itemised quote, formatted to suit the recipient (individual homeowner, co-ownership committee, or property management company in Vaud or Geneva).
- Administrative procedures and planning : application to the relevant local authority for permission to use public land; coordination with the Vaud heritage authorities where necessary for Coppet; written confirmation of dates; notification to residents and neighbours.
- Preparation, repair and application : scaffolding erection, high-pressure cleaning, surface preparation, application of a primer, followed by the application of the top coat in accordance with best practice — high UV-resistant paints on lakeside villas, lime renders and breathable mineral paints on historic buildings in Coppet, and elastomeric coatings on residential properties in the villages.
- Reception and dismantling : joint inspection of the façade, approval of the finishing works, dismantling of the scaffolding and full restoration of public areas and access routes.
